Easy way to manage self-storage business

Kommentare: Overall business has improved greatly. The integration of the tenant insurance and reporting for multiple facilities are our most favorite features.

Vorteile:

I loved the free tech support for the first 120 days. It helped us get set up and fully integrate the software for payment processing. The integration of the tenant insurance was helpful too. We never had the ability to offer it before now.

Nachteile:

The price may be a bit too high for some people. Plus, some of the other services may not be needed as well for every other. However, it is worth every penny.

Just recently converted to WebSelfStorage

The difference between webselfstorage and our previous property management software.

Nachteile:

With just completing setup recently their are alot of unanswered questions that we will need to contact webselfstorage regarding payment processing and conversion in general.

Customer Service Sucks

Kommentare: I'm supposed to fix or work around any problems myself; anytime I contact U-Haul their immediate reaction is they are not responsible for any issues we are having.

Vorteile:

The price is the only right thing about WSS.

Nachteile:

Their communication and updates are non-existent. Our customers are no longer getting email notifications. Because of a conflict in email security.

Support is always there

Kommentare: Our overall experience with WebSelfStorage is a positive. It's a detailed, well thought out program. The format is organized, user friendly, capable for many users with secure, individual passcode protections. It is a multi-facility friendly system, with all the bells and whistles. No daily back-up to worry about. Good quality security features, and can be used from anywhere. We have no problem having up to the minute information and access, at will. Best part, this system has allowed us to manage, and conduct business, from our phone, while on vacation. You are not stuck to one single computer, or flash drive, to access your up-to-the-moment facility activity.

Vorteile:

This software has enormous content and it's ease of use is refreshing. Their technical and administrative support is leaps and bounds above any other I have experienced. Support is available through live chat, phone support, or email support. I just needed assistance, and worked with [SENSITIVE CONTENT HIDDEN]. He, and all their support staff, make sure all you questions are answered, with no lingering uncertainty. We had one specific question, which he addressed and found the solution quickly. As we progressed, he was able to see we were unclear on other tasks, and took the time to walk us through every step. [SENSITIVE CONTENT HIDDEN] also followed our call with an email, giving step by step instructions, should we need it later. This software program covers all of your self storage needs, at a very reasonable price. WebSelfStorage is more than your typical unit management software. They cover every aspect of facility tasks, financials, off-site and on-site snail/electronic mailings, demographic identifiers, and almost any report associated with running a secure and professional business. We have used other programs, and this by far offers the best coverage for all aspects of storage tasks, reports, and accountability. As with any program, on rare occasions, you will find the need for a minor adjustments to personalize to your facility. However, as a plug and play, multi-user, full service platform, it is everything we need and so much more!

Nachteile:

There aren't many Cons. One item I would like to see changed is related to payment posting. First, you must know, the program is developed in a way for constant accountability. It also makes it difficult for a rouge employee to perform a task which could be seen as dishonest or fraudulent. You do not have the ability to pre-date a payment. All payments reflect the actual date it is entered. If payment comes late, it is dated late. There are ways to adjust internal actions, but never for received dates. We had an incident where receivable staff on vacation, and did not plan for non-flexible payment posting. Although, accounts were adjusted to reflect actual payment arrangements, the system dated all payment postings for the date entered, AFTER the return of said staff. It would be nice to have this flexibility for us smaller facility users.

Product Is Great!!

Kommentare: Overall it is user friendly. Payments are easy. We have a call center service that we pay $215.00 a month for. This allows me to be on the property helping my customer, while someone else helps another customer over the phone! I would say consider this product, It is cost effective, and I personally LOVE the support I get from Uhaul Affiliate support network when it comes to any and all issues.

Vorteile:

1) What I love the most about Web Self Storage is the mobile walk around feature. I walk my property every day when performing a lock action report, and if i find a unit that needs cleaning from a over night move out, or a unit that has a rusted door handle, broken latch you name it, I CAN TAKE A PHOTO AND ATTACH IT to the customers Storage unit Digitally :). When I am done with the walk around and I am in the office, I can log into the same website, and access those photos attached to the units, documenting history of my units! It is nice not to have to email myself a photo, create a folder on my computer to document important things like this. 2) Also, Check out the Call center. Yes, it is a monthly Expense. BUT I get 3 move ins a month on average on my storage facility Because some is always picking up the phone. They also will make U-Haul reservations for your store if you have a U-Haul Dealership, and notes for customer storage units and more! I save money on payroll by having this product. 3) $45.00 a month to do all of this stuff I listed and more! Thats 1 of my 5x5 Customers monthly rent and then its paid for.

Nachteile:

1) Currently, I am frustrated with how quickly the ledger updates with reversals, and how it reports/ Displays itself. For the most part, 20 minutes of staring at the screen will help you learn it, like any program you are not familiar with. 2) The walk around list display. It does not have a option that will allow you to display your room numbers from numerical order. I spent 5 hours editing 436 rooms individually to create a walk around report that would make my property walk around easier.

Worst Customer Service EVER!

Kommentare: Extremely poor customer service! They make me want to rip my hair out!

Vorteile:

The ease of applying payments and how like functions were on the same page. NOT so after upgrade. What I liked is gone.

Nachteile:

For example, after the recent upgrade I have a tenant prepaid showing he owes over $1000.00. For a week now tech support tells me everything they CANNOT do. I just asked for an estimate of time to fix, they said they cannot tell me and cannot connect with those who know. UNBELIEVABLE!

It's fine

Kommentare: I use WSS daily for my small business. There are some features that I would prefer to have that are available in other softwares. But for the money - you really can't beat it.

Vorteile:

It covers all of the basic bases for running a small self-storage business.

Nachteile:

It's tied into Uhaul - so you're at their mercy.

quickbooks does not work

Vorteile:

Easy to access reports and drill down on customer ledger etc.

Nachteile:

Does not completely interface with quickbooks used to before new platform. Customer support rude and answers rehearsed like "works as designed". Website advertises works with Quick Books and peachtree accounting software. Many hours now doing journal entries never had to do before.

Use every day!

Vorteile:

I like that it is easy to keep track of all my units and my payments for my storage units.

Nachteile:

I dislike that I can't click certain invoices to print or not to print and I dislike how not really user friendly this software is.

Cumbersome. Confusing

Kommentare: Not enough. Which is why my company is moving our accounts to another software

Vorteile:

It does have all the info at one's fingertips. I use it basically for accounting purposes and once I can find the information I need, it is helpful.

Nachteile:

I don't like having to close out of each contract, or whatever it's called, each time. I try to look up specific information on a rental and usually forget to click a "close this record" button which leaves it open and annoying for everyone else.

Great Service!!! Great Software!!

Kommentare: Our experience with the Web Self Storage customer support staff was beyond excellent! Our CSR, [SENSITIVE CONTENT], went way above and beyond in helping us and getting us up and running. She provided us links for additional training and made sure we understood how to complete certain tasks.
The process of getting us up and running so quickly would not have happened without the Web Self Storage support staff.

Vorteile:

Reports are great! Templates are fantastic!

Nachteile:

It would nice to be able to pull up the Site Map and not have to leave it to go to another section of the website.

The new update is a total disaster. Don't wast your time

Kommentare: None so far with the new update. The old system worked very well and I would have given it a 10

Vorteile:

Have used the old version for almost 15 years with very few problems but there is very little about the new version that is positive.

Nachteile:

The new version is a total disaster to use. Customer service time has more than tripled. Important functions still don't work even two months after the new release. Layout is horrible and more time consuming to use. I Haven't found a single thing that is faster, easier or more functional than the old version. The whole update looks like it was written by 5th graders as a computer lab project. Even worse is the fact that U-hual in their infinite wisdom seems to think they know what is best for our facility and we should just get used to the new software. (Same as the Web-Best fiasco a few years back) The functionality and and user friendliness of the software is terrible and there is nothing intuitive about it anymore. Even the new color scheme for the site maps just doesn't even make sense. I assume that many things were changed just for the sake of changing them.

Emailing has been tricky with several not getting to the customer. The problem has been fixed

WebSelf Storage 2.7 is not an upgrade

Kommentare: Problematic both with functionality as well as support. You cannot get the same answer twice from the help desk. Even they have no idea how it works.

Vorteile:

It does have one or two useabele features but there are far more cons than pros.

Nachteile:

It is BUGGY. They call this an upgrade, however it does not work correctly and the previous program was a poorly functioning program but this is worse by far. In my humble opinion, the IT department of U-Haul does not have the brain power to run the drive through at Taco Bell (who usually cannot get your order right even if you only order one item). I expect much better from a multi-billion dollar international corporation that has been in business as long as U-haul has. They are only just now dealing with the issues of internet explorer no longer being supported.

Transcending Management Software

Kommentare: I have used many Software Programs over the past 30+ years in the storage industry. My first software experience was with DOS based systems. I have used other Web based programs and have felt the pain of there costs and desired a more cost effective management software. I don't require a great deal of interaction between the provider but occasionally need some help. WebSelfStorage, is always been there when we needed help.

Vorteile:

Cost, Functionality, and ease of use! aa

This software is pretty easy to navigate. It is very intuitive. Customer support is fantastic.

Nachteile:

There are a lot of tabs for each customer making it difficult to remember where to access certain information. Since I did not set up the program, it is harder for me to remember where certain things are.

Negative STAR RATING

Kommentare: The classic WSS was by far superior to the "upgrade", which is by far, FAR, the worst software I have used, EVER. I have been in the business sector for over thirty years, and I have used many, many different software systems for private security, medical, and others. WSS rewrite, upgrade, or whatever they will call it next, is the worst software, with the worst customer service that I have ever come across throughout the years.

Vorteile:

There are no Pros to this software, customer service, and no way to negatively rate this WSS rewrite upgraded, HORRIFFIC PROGRAM. I honestly can not think of one good thing to say about this "rewrite" upgrade, except, they should have stayed with the original software. But, for the sake of being "trendy" and "looking updated, your business will suffer the consequences of complete failure. DO NOT WASTE YOUR TIME OR MONEY WITH WEBSELFSTORAGE!

Nachteile:

From the time this software upgrade was implemented, it has been a disaster! No words can express my disappointment, frustration and anger with this upgrade with no option to decline. We have lost valuable information, the accounting is off so bad, and has and will cause countless man hours to decipher, because WSS online chat, and the helpline techs all have the same answer,..."I DON'T KNOW, I'LL HAVE TO SEND IT UPSTAIRS TO THE DESIGNER/PROGRAMMERS TO TRY TO FIGURE OUT". This software is a nightmare, not user friendly, and takes four times the effort to perform a task and four times printable! TOTAL WASTE OF TIME AND MONEY. The designer of this software must have gone to "special" school for the I DON'T KNOW.

Perhaps I'm a little too picky

Vorteile:

Being able to use either the room number or client name makes it easy to find the appropriate account. It's nice to be able to save the payment type: that makes processing payments easier for us and less time consuming for our client. Auto pay is great - I wish every client would utilize that option!

Nachteile:

I like to use my mouse as little as possible: it would be nice to have keyboard shortcuts to perform functions. When processing a payment, it would be nice to be able to tab out of the amount being paid to the payment type.

Worst software and support imaginable!

Kommentare: The best benefit is to not waste your time or money.

Vorteile:

Better than paper. Nothing positive to say.

Nachteile:

I think this software was designed to make it as difficult and unpredictable as possible. I have experience with other self storage software and am quite tech savvy but WSS said they can report to Quick Books and after hours and hours (mostly on hold) the problems just got ignored.

Exit 1 storage

Kommentare: Overall so far it’s been a good experience and everyone has been very helpful along the way.

Vorteile:

Like the ability to call someone or online chat with them to help me with issues when they arise and they are always very helpful

Nachteile:

Not being able to have full control over how rooms are listed and termed. I would like for my units to be described as temperature controlled rooms instead of climate controlled rooms and that is something that can’t be fixed. I would like to see the site map more user friendly like site links. When you move mouse over top of unit I wish the screen on the right would auto populate the customers info

Old Version Was Much Better

Kommentare: None, between not even being able to login and not being able to process payments once the system finally logged in, the whole thing has been entirely useless.

Vorteile:

If you are interested in purchasing this software, WAIT! The new update that is currently launched is useless. I am hoping the issues will all be fixed soon but until then, do not purchase this software.

Nachteile:

I hope every single one of WebSelfStorage's tech team was fired. Nothing seems to work on this new update. Why did I spend the entire day today not even being able to login? How is a business supposed to make money when I can't even run a credit card payment? This is absolutely ridiculous. Fix the WHOLE issue stat or revert back to the old version.

Great software!

Kommentare: Support staff have been wonderful. I walked into my job on the first day not knowing what to expect and was so thankful the software was so user friendly. Their webinars are fabulous too and I learn something new every time!

Vorteile:

It is so easy to use. The "Dashboard" is a great feature, quickly leading you to what you need for your customers.

Nachteile:

There have been a couple issues over 2+ years with me using the software, but their tech support are quick to fix "bugs".

Not a current user

Vorteile:

When I first started it was oaky at best. Over time the program just became so unstable- we discontinued them. We quit.

Nachteile:

No good customer service. Reports were wrong. Autopays not being processed properly. Too many issues to mention.

Do you hate actually taking payments from a customer? Would you rather stare at and endless loading screen? Do you prefer as little as possible tools to help you keep track of customers/payments? Do you love when customer support does absolutely nothing to help solve problems except promise to send the ticket to someone else and then never hear back well thank to the April update this is the product for you!
