Excellent Lease Administration and Lease Accounting Software
Kommentare: We have had a great experience with ProLease so far. The customer service is great. They respond to your questions very quickly and can almost always find your solution.
Vorteile:
I like that it works as an administrative database as well as an accounting software tool all-in-one. It allows multiple teams to have access with the proper security.
Nachteile:
At times I wish the accounting reporting was a little more robust. I have everything I need for disclosures, but there have been a few work arounds instead of a one-stop shop report.
Has potential once they get through growing pains
Kommentare: We signed up for AMTDirect a year ago and the experience started rocky, but is getting better. This review is from an Accounting perspective as we primarily use this software for ASC 842 capabilities. I felt that a year ago, AMTDirect was missing quite a few features that we were sold on. They have been working hard to improve and many new features have rolled out over the past year. Stability was troubling a year ago, but has improved a lot. They do still have the occasional hiccup, but I believe it will continue to improve as they roll out additional resources. There are still some features that we'd like to see, such as automated disclosure reports, better lease transfer capabilities, better mass uploads and short-term lease expense reporting. However, where the system currently falls short, the AMTDirect team will either help you find workarounds to get the info you want, or manually build reports for you that have what you need, and as I understand it, nearly all of what we want is in development. Because of this I give them high marks for customer service. I feel a lot better about where AMTDirect is heading after seeing the concern their CEO has. I believe the software in its current form is about on par with most other lease accounting software for ASC 842, which is why I give 3 stars for the other categories. As they continue to improve and roll out features, I will update my review to reflect that.
Vorteile:
It serves as one database where all your leases can be stored. Customer service will do what is in their power to help you resolve issues, they will do their best to help you through growing pains. After writing an initial bad review, I have edited this review to increase my ratings because the CEO personally reached out to me to understand our issues and work to resolve our frustrations. I believe they do care about their customers and want to help.
Nachteile:
There are some growing pains. ASC 842 proved to be much more difficult and far-reaching than any software companies anticipated, with each customer having unique needs. I do believe AMTDirect stumbled a bit when first preparing for this, but to be fair, they are working furiously to correct issues and roll out new features. Our experience was that we were sold on a finished ASC 842 ready product with all the features we wanted, and that wasn't the case when we signed up a year ago. Since then, the Company has rolled out a lot of new features. Not everything we need is there yet, and they acknowledge that, but there are typically workarounds they will help you with, and their service teams go out of their way to prepare things manually for you if the system can't produce them. After discussions with their CEO, I believe their intent is genuine, and they will continue to improve and roll out the remaining features we need.

Easy to use system and customer service is fast, friendly and thorough.
Vorteile:
Very simple to move/terminate personnel in order to keep the floorplans up to date. Love the email notification when dispatching work tickets to the assigned tech.
Nachteile:
Would like to see requested completion date column in the Maintenance Ticket List. Info available via reports but ability to sort list by this field would be efficient for daily assignments. Would be awesome to be able to search the Maintenance Ticket Lists (both open and closed) for key words found in the individual work order field "additional request info" . Trying to relocate old work orders for conference room setups or for previous resolution are cumbersome, searching by key words such as blood drive, board meeting, auditorium, etc. who be most helpful.

Kommentare: When they're not experiencing outages, it does most of what we need it to... usually. Underwhelming, to say the least. They rolled out the accounting module too quickly, and without enough input from SME's.

The user interface is, for the most part, ok. Easy to navigate.
Nachteile:
Where to begin? Let's start with their Report Builder, which is archaic. If you need anything other than canned reports, it's incredibly cumbersome. Or I could talk about the technical accounting functionality: It's been over a year, and they still haven't developed the capability to CLOSE OUT A LEASE through the automated batch entry process. You'll have to track your expired leases, and create manual journal entries to clear the ROU asset and amortization. Let's move on to response time: I opened a ticket 2 MONTHS AGO for an issue that impacts our ability to even create a system generated entry for one of our largest leases. I have been creating manual entries (which are guesstimates, since there's no FASB schedule either) for the last 2 months, with no end in sight. If all you need is lease accounting software (not the full lease management suite of products for a lessor), this is not worth the headache.

It has great potential but fails to live up to expectations. Almost there.
Vorteile:
Workplace: We haven't spent too much time in this module. It seems to be pretty straight forward. ProLease is more than happy to help us fix floorplans in which the architect has changed. Maintenance: I like the ability to assign tickets to groups instead of users. Automatic emails, which we can customize is great. However, all fields listed in the email customization, there are some we cannot add to the message which is disappointing.
Nachteile:
Workplace: Possible better communication on next steps after training. There seemed to be a general confusion on who was supposed to do what next on the clients end. In addition, our extensions are supposed to be 5 numbers not 4. We have brought this to our contact at ProLease weeks ago but it has not been resolved. Asset managment seems messy. Maintenance: I would like the ability to create better reports or have some of these reports as basic, if there is a field then we should be able to pull that data into a report. In addition, we will like to be able to create custom fields in Maintenance. It doesn't make sense to assign the ticket to a vendor and not have the ticket summary show a vendor attached without having to pay for a custom view. We will like a do not exceed amounts per vendor that will automatically pop up in ticket once we assign it. We will like to have the ability to mass update or assign, but I think that's a feature that we can live without. We are also running into more issues that I am not happy that we are having.

Promised features and functionality does not exist. Software outputs must be validated manually as it has been unreliable. Reports are not covered by SOC reports and often are unreliable.

Reports could use improvement

The color coordinating and page layout is nice. I can see a lot of information on one screen it's not crowded or hard to find what you are looking for.
Nachteile:
The reports are not user friendly, we have to export to excel and then spend lots of time removing lines and info we didn't want.

Very easy to use

Ease of use: logical flow throughout the application from one page to the next. Logic also extends to how the data is to be entered. From a lease abstract/capture aspect, minimal training involved in order to use MRI ProLease.
Nachteile:
On properties that have more than one lease, if a document is uploaded to one lease it is not available to the entire property.

Recommend for lease administration as well as project tracking. I use the Project Tracker Module the most and can't imagine using any other program ever again.

Vorteile:
From ease of use, to the high level of customer service received...ProLease delivers. We use the system on a daily basis and it is an integral part of the real estate function. The system is VERY easy to use - User Friendly as they say. But if you ever need support - you will happy with the service I'm sure. The folks at Linksys do an outstanding job - from all the research and knowledge that goes into their software/programming, to reseting a user password- the level of customer service has been consistently top notch since day one. I've been using the system for just over 3 years now - I have never had a problem or a bad experience. You just don't hear that kind of feedback anymore. In addition, the system can be customized to your specific needs. We use 'error trapping' and 'auto imports' to elminate key strokes as well as potential over spend. The imports are verified against key controls before the upload is successful. The time saved and ease of use - PRICELESS.
Nachteile:
The only Con I can think of is that I don't have to call often enough for support! Alan and Aaron are both so helpful and such a pleasure to work with... I think I am their biggest fan!
Harder than It Looks
Kommentare: We have had several 'owners' of AMT and not one, including the lead for our dedicated real estate management team were able to input, integrate and communicate information about our leases from AMT. The software may work if there is a fairly sophisticated team available to update, upload, reconfigure, and manage the numerous datapoints with each lease. These comments may be biased because we have only the most basic package. In the basic package, standard reports can convert to Excel. But the excel reports come out in a clunky font 97-2003 version that is not pivot ready and generally unusable. Not intuitive, except perhaps for the very most skilled real estate professionals. Useless for accounting for monthly payments by month or posting a monthly journal entry to report rents in accordance with GAAP.
Vorteile:
Maps are included with location address. Customer support is responsive and friendly.
Nachteile:
See above. Difficult to use, difficult to validate data is complete and accurate.
Disappointing to say the lease
Vorteile:
None, I do not have any pros because we have not yet had success in the system being used as intended.
Nachteile:
It is bare bones and doesn't even do that correctly. A lot of system downtime and every day is a new issue.

LeaseEagle Review
Kommentare: I really do like this system a lot and I would recommend this to anyone.
Vorteile:
I really like the system. It has everything I need from sales to lease documents. You can have the photos, landlord, sales, store managers, leases, HVAC contracts and many many more things all under one store.
Nachteile:
There are a couple of minor problems I have and one of them is uploading leases. This takes a very long time. I have tried this a few different places to test the internet connection and it is still slow, but once the uploads are in, everything runs great. My 2 other small issues are when your in one store and you have made your changes and are ready to move to another, you have to close out a couple of windows and then when you get back to the main screen you have to drop down the store list again and then you have to search for the next store you want. The next issue is when your in a store and your under lease charges and you want to see a different charge, you have to close out the current charge, go back to lease information and then go back to charges and go to the next charge. It would be much easier to eliminate all those steps.
AMTdirect does not provide consistent service and is not user friendly

The lease overview screens are well organized and informative with a large range of information.
Nachteile:
AMT often has service disruptions that make it difficult to rely on and can impact data. It is also difficult in some cases to determine what reports to use for certain information.

The forms are great, once we are able to get to them.
Nachteile:
It is hard to decipher all of the items that are needed. Your User Training is Very Large, Your Knowledge center is also huge. It takes a great deal of time just Trying to populate and print out the forms, etc.

Very user friendly, easy to implement and run, and easy to use since it is web based
Vorteile:
Again, the ease of use is key, and the costs are fair, not nickeled and dimed on "add-ons". The web-based feature, rather than user licenses. Also, the system updates are easy and non-disruptive to work.
Nachteile:
Sometimes we still need help getting reports and data fields just right for our use, wish some more fields were modifiable. However, the support for these items has been great.
Hudsons Coffee Review
Kommentare: Highly recommended, I have worked in the property industry for 20 years and have seen quite a few "property" packages available. This is by far the best and easiest to use without limitations on information that can be customised.

Fairly easy to use and I like being able to see the space use and type and the layering. The reports are helpful.
Nachteile:
Seems glitchy. Sometimes I can click on certain things and sometimes I can't to change for instance a seat assignment by going through an individual's name or changing a space usage/type. I get a lot of error messages when trying to click on individual rooms and sometimes can only change information if I click on a cluster of rooms. Trying to change an individual room's information doesn't always allow me.
Lease Eagle Review

I would defiantly recommend Lease Eagle for all retailers as it enables them to quickly and easily get a snapshot of their lease portfolio.
We haven't found any other system that compares to the functionality Lease Eagle provides us.
Vorteile:
Lease Eagle has enabled us to accurately display all the portfolios we manage. We can access it via the web which means that all the information is available 24/7, not only to us but to our clients as well. The main advantage of Lease Eagle is it's reporting function. It enables us to easily get a snapshot of the portfolio in one click. Lease Eagle is also flexible in that it enables us to customise a report to suit our needs.
Nachteile:
On occasion we have had minor issues however the help desk is always available and quickly solves any problems.
