Incredible reporting and robust accounting

Vorteile:

I have known many of the founders for several years and they have an impressive record of successful ventures, so I was lucky enough to get invited for an early access trial. So far I've found it to be incredibly intuitive, easy to use and above all the speed with which I can generate my reports is incredible. From a tenant perspective, the portal has greatly improved my communication and allowed me to easily track maintenance requests submitted by my tenants. I'm excited to grow with the product and already see huge benefits implementing this into my business.

Nachteile:

As I noted, I'm one of the first users to gain access to the system so it's still missing some small features, however after speaking with their support team, even the smallest functionality I will need for my business is on their roadmap to be released over the next couple of quarters.

Excellent Property Management Software

Vorteile:

DoorLoop pretty much handles every aspect of my property management business very well. The tenant experience is incredibly intuitive.

Nachteile:

DoorLoop took a while to learn and set-up. This is because there are a lot of features. Additionally, DoorLoop uses double-entry accounting. This is a professional accounting method, which just requires training / understanding.

Not Designed for the Accountant at Heart

Kommentare: It is a start up so you are going to get a very start up based experience. Meaning, that you may end up knowing more than the person helping you. I quickly found that after using the product for an hour I knew more about certain parts of the software than the sales rep. I was also a little disappointed that the sales team does not know "Property Management" they are just trying to see you a product. So be prepared to educate on the business to some degree. They are all nice people and they do want to do a good job, they are just in their words "new". I think that in several years they can dominate the market, but they are not there yet. I find that they are responsive and I liked that you communicated by Zoom, it felt more personal.

Vorteile:

Single software to address numerous concerns around managing your real estate. The Customer Service was helpful. It feels fresh and clean and is easy to navigate and requires little learning curve to get going. It gives you a intuitive feel when using the majority of the product.

Nachteile:

Basic Betty is how I felt the product was. So while I was excited that this would be a single software to do it all, I quickly learned that it was just your basic approach to each process they help you manage. So while they can do the majority of what you need in the rental property management space, they are not doing any of it at an expert level. Meaning, you get the entry level for what you are trying to do. The accounting package is okay, but it is not great, you probably want to strongly consider a true accounting software for accounting. They can do more, BUT the name of the game is "work around". I wanted to track specific details for my tenants, like their basic demographic information not an option, told you can just enter random notes in a note pad. Your Google/Apple contacts has the ability to track more information about your tenant that your property management software. That is now where I wanted to be. I want to track expenses at the "Unit" level, they cant not do that they track at the property level, so if you have a single property that has multiple units (Apt Complex, Duplex, Storage Facility) you have to create "properties" for each of these to be able to track expenses for them. Settings are at the Property Level and so you would get the opportunity to change settings for each unit over just changing those setting one time. This can create a lot of work for you if you plan to have larger properties.

ACH TAKES 7 DAYS TO POST

Kommentare: Door Loop has the ACH deposits going to their corporate accounts where they earn interest on them and take their sweet time to forward the funds to your account. Looks like they're taking on average 7 days from the day the tenant pays before you receive funds. Nobody told me about that when I signed up. I could just get checks and get the funds quicker than using their ACH scam.

Vorteile:

Door Loop is very intuitive software. It was easy to set up and had videos readily available to learn almost every detail for setup.

Nachteile:

DoorLoop has been a great Product for our Unique Business Model

Kommentare: Overall, we are very pleased with DoorLoop. Our members love the portal and being able to set up their payments through an automatic deduction or schedule it every month. They are also able to get notifications and documents through their portal. The reporting is very good, also receiving and making payments is very easy. Setting up the chart of accounts using our format was very easy. Overall a very good experience.

Vorteile:

The flexibility DoorLoop offers to test to ensure your business model will work in their system. We spoke to 3 other major property management software systems and they were unwilling to pursue investigating with us. We like how easy the system is to use and all the help including the on line training material.

Nachteile:

That we were not advised prior to implementation that to get the full functionality/integration of automatic bank reconciliation and syncing, we needed to verify that our bank would accept the interface. Therefore, we have to do manual bank reconciliations and have to check our bank account for the actual balance.

DoorLoop- Best Property Management Software

Kommentare: Overall, this software has been essential to our business. We are very happy we made the choice to go with DoorLoop. I am so appreciative to their staff as they were very helpful as we got started and are always pretty prompt in responding to questions.

Vorteile:

We like that this software keeps things organized and all in one place. We rely on the accounting feature as so much of property management relies on good bookkeeping.

Nachteile:

As with all growing companies there are a few quirks about the software I would love to see develop better. One thing that has been a little bit awkward is when we onboard a property and the owner would like us to do some work before we rent it. The software has no way to let them contribute funds to their property. Our owners have ended up having to send a check in the mail. This has not been ideal.

My experience with DoorLoop

I like the appearance of the interface. The dashboard helps keep you organized. Email notifications of rental payments from the Tenants.

Nachteile:

Paying bills is a little confusing the way you have to wade through different windows to make a payment.

I'm loving DoorLoop!

Vorteile:

There is a lot to list as to why I genuinely suggest DoorLoop to fellow property managers. For one, ease of access and design. In the property management world there is a lot of complexity. DoorLoop solves this by their minimalistic design but in depth features. The customer success extremely fast and always there to answer questions and troubleshoot. I can't say one bad thing about anyone that I have interacted with. Please don't change this because people make companies great and if you veer away from this, it will affect your bottom line! I've seen it happen countless times.

Nachteile:

I know its coming, and I can't wait, but inspections. It is VERY important as a property manager to be able to conduct inspections of our properties. Right now i am using a third party app to do so which isn't ideal. I will be very excited once it releases! Also, from previous experience in competitive property management software, its important to be able to attach bills and expenses to tasks and maintenance requests. As of now I can only reference them between each other in the notes section, being able to see bills and expenses live in maintenance tasks or orders would be amazing!

New to Door loop

Great Value, Fresh Look to Property Management, Missing Mid-Term Market

Kommentare: We are a small real estate investment business that is growing. We needed to move away from the manual and paper way of doing business to expand and provide a better solution for our tenants. DoorLoop hits the mark to get make that transition and get started.

Vorteile:

The UI is very intuitive and the features cover most of the necessary aspects of owning and managing a rental property.

Nachteile:

Communication with the tenants. I like the ability to make announcements, but it would be even better to have threaded discussions with the tenants where the communication can be tracked and referenced later. The other piece that is missing is connecting with Furnished Finders [SENSITIVE CONTENT] for posting rentals and managing communication. The mid-term furnished rental market is not being served by any property management software. We require a blend between short-term and long-term features. Everyone is going after short-term (AirBNB) and long-term. There is a huge market for this and a giant void.

Excellent Property Management Toolkit

Kommentare: I've been using DoorLoop for three months - the onboarding was well supported, and so far it's been an amazing experience. I can manage all aspects of property management - maintenance, leasing, accounting, marketing, file management. I'm really happy with DoorLoop!

Vorteile:

My favorite thing about DoorLoop is that it's extremely user friendly and transparent, easy to navigate, while it has tons and tons of features. Whoever did the architecture part on this, did an amazing job. It's well built, fast, robust. It has everything a property manager could ever need: lease tracking, accounting, storing files, communication with tenants and vendors (and owners if you're managing third party properties). You can even link it up with your bank account for real time reconciliation. It has third party partners for insurance, for lease marketing, payment processing - whoever designed this knew exactly what a property manager would find useful. Onboarding was a breeze - there is live help, my questions are expertly and efficiently answered within hours (sometimes minutes). I feel like I have a team at my hand at all times. I was on Rent Manager before (as a landlord), and I couldn't wait to leave that platform. I was researching various options, and DoorLoop was by far the best from the get go. I'm so so glad I made the move.

Nachteile:

There's not a lot I don't like so far. It will take some time for me to fully grasp and see through all the capabilities, but that's more of a plus than a minus.

Baldwin Park Review

Kommentare: We're new in the game of real estate but we have two apartment complexes and 140 units. This makes managing them very easy for first timers. I do believe the price is a little high compared to other programs, but we find doorloop worth it.

Vorteile:

The ease of use between multiple bank accounts is a lovely feature. Tracking expenses and i love the reports we can get from a click of the button, like the rent roll.

Nachteile:

weve been wanting p2p direct messaging between us and a tenants on doorloop like some competitors have.

The best parts of Gmail and Quickbooks Combined

Kommentare: So far I have been extremely satisfied and my experience seems to only be getting better and better. The support has made the clunky transition between PM software way less daunting.

Vorteile:

I was drawn in by the aesthetic and features of the platform, captivated by the intuitive, simple, and effective features, and wow'ed by the above and beyond customer service. I was previously using quickbooks and it was a little clunky and relative overkill for what we needed out of our accounting software. This simplified the process while consolidating the management side of what we needed. Having multiple properties across multiple LLCs manageable from one screen is already a big time saver.

Nachteile:

Most of the features that are missing are currently being added. One things I would be interested in seeing is a way to pull information from receipts to auto populate into bill pay fields (though, I realized this is a feature that is a bit more complicated to add). The fact that you can attach photos and documents to each bill satisfies that for me.

Great software

Kommentare: We are now able to have all our property information, project tracking, accounting, property management, and reporting in one place that allows all our team members to use the software how they need to. Very effective tool for our business that helps our team members track and report their individual responsibilities.

Vorteile:

We needed an all in one solution for residential, commercial, short term, and construction projects. Although DoorLoop isn't made for some of these, it was very easy to implement their features for all of our needs (Their task tracking and accounting are super helpful in project management)

Nachteile:

Seems like there are some small features that they don't have that would be very useful. For example, no short term rental feature, only month to month or fixed term leasing periods.

Property Manager Review of Doorloop

Kommentare: Solving having all of our software in one place. Its nice to have doorloop to go to for all of our management needs.

Vorteile:

Product is easy to use overall. The display is nice, looks good and easy for tenants to use overall. I never have trouble finding what I need in the system

Nachteile:

Sometimes the app is not accurate, or the search bars dont work in certain tabs of doorloop. Sometimes tenants say that they arent recieving notifications from announcements as well. Also would like character count to go up.

Great Option for less than 50 Door Owners.

Vorteile:

It is very easy to use and is very powerful. There is more than what I expected. I needed a platform to replace my property management team and Door Loop is proving to be an excellent choice. They provide on-line training to guide thru training of its features. I have since gone 'live' within two months of initial setup and rents were collected with no hiccups. I also had to turn one property and did so with only a one day vacancy. DoorLoop provided the basis to list, and screen tenants and provide background checks to make the best decision possible for tenant selection.

Nachteile:

Onboarding sessions always seem rushed with only 30-45 minutes of training. Then rescheduling can be around a week away. In fairness, you can use the help feature and someone live will address any issues that may arise. There are many how to videos, but they are short and circustantial. It would be great to possibly have lectures on all the features, especially the accounting and reporting capabilities. I would love to learn more about the power of Door Loop.

Help with organization

They make you feel like family!

Kommentare: There is so much to love about Doorloop. We realized we needed a web-based platform convenient for our tenants. We exclusively own and manage our own industrial real estate consisting of large industrial warehouse parks. I did extensive research in converting from our older property management software, MRI, to a new platform. After reviewing several other competitors (Yardi was very overpriced & a boring demo, Buildium didn't appear as user-friendly as Doorloop, Appfolio never called me back after multiple attempts, and there was one other that didn't have an accounting platform integration), Doorloop was the clear winner and stand out! The team at Doorloop is one big happy family and they make you feel like part of their family right out the gate. [sensitive content hidden] was our account exec who provided the demo and is always very responsive to any question, no matter how big or small. The demo she provided sold us instantly. We have been working exclusively with [sensitive content hidden] to get us onboarded and he has been beyond fantastic. You will find the platform appears very residential-based. The support staff and technical writers have been very happy and excited to do whatever they can to incorporate changes in the software to accommodate the needs of our industrial/commercial-based needs. They have exceeded our expectations thus far. We are still in the on-boarding stage, but we are very excited to use this new software. It's so incredibly intuitive!

Vorteile:

The support team has been incredible! [sensitive content hidden] are stand outs. In addition, the [sensitive content hidden] of Doorloop are happy to interact directly with you also. You don't find this anymore with companies and it's incredible that Doorloop makes the experience so personal!

Vorteile:

We love the ease of use with this software. As well as the amazing customer service staff! Any time we have an issue we are assisted quickly ( usually less than 10 minutes )

Nachteile:

The only complaint that we have is when we first signed up for DoorLoop we were able to run credit card payments through the portal. Now it says impersonating a tenant. We have quite a few guests that stay with us annually and used to take their payments through the portal but now have to have them write a check or utilize square.

Easy tracking of payments

Kommentare: We are very happy with DoorLoop. It makes it easier for us to track charges and payments, as well as giving us access to a professional-looking statement for our tenants. Very happy with the online payments.

Vorteile:

We love using DoorLoop to track rent charges and payments. This is the bulk of what we use it for. We do not yet use all of the accounting functions. It automatically posts the charges along with any late fees, and notifies the tenant of those charges. I love that it gives our tenants the ability to pay online, as so many things are done this way nowadays. They even have the option to pay with a credit card if necessary. I can print a statement any time, easily access copies of invoices, and add notes to their account.

Nachteile:

We are a small property management company, so we probably use DoorLoop differently than others. Tenants are responsible for utilities, but our City requires the landlord (us) to keep utilities in our name. So, we charge the tenants to reimburse. Currently there is no way to post the charge and include an attachment of the bill that THEY can view in the portal. We have to create a separate communication and include that bill. So I'm doing everything twice. Also, I wish I could filter the lease search by property and also by "active" leases. Currently, it auto sorts to the tenants first name and if I set a filter for active leases, it still sorts the same way.

DoorLoop Has Lowered My Blood Pressure

Kommentare: Truly, DoorLoop has just let me breathe a sigh of relief. When life is busy on other vectors, I don't have to be checking on what day is is and who's paid what by when, or which leases are signed or renewing soon, or which insurance confirmations I have. I've always hated things like having to personally apply and insist upon late fees, and the software gives me a much more impersonal and even-handed way to enforce policies and rules across multiple tenants. I can immediately see what is or isn't wrong with a quick look at the dashboard. Now that I'm getting more comfortable with things like online signature templates and rental listings, I think it will be even easier going forward.

Vorteile:

I went from renting out one house to managing 10 rental units in (literally, I'm not making this up) one day. And this was in addition to my Real Job of managing a small manufacturing company. It was a shocking transition and I quickly learned that I couldn't possibly keep track of 10 tenants, payments, late payments, books, etc. by myself and not lose my mind. I chose DoorLoop on the grounds of their customer service and features that simplified my fragmented life, like integrated online messaging, signatures, payments, and other tenant portal features. They also did a great job of helping me set it all up in the beginning, so my overtaxed and overstressed self didn't have to take yet more time to figure it all out from scratch. Customer service has also been great every time I've needed assistance since.

Nachteile:

It can sometimes be a little complicated for what I need (for example, I do my main accounting in another package), but the more I get to know it, the more I realize that some of the features are things I might use later, or can easily skirt around. Basically, there's a learning curve... but I'm not sure how there ever wouldn't be with a full-featured software package. There seems to be a way I can get anything I need to do done, in a systematic and automated way... once I figure out what that is.

A pretty solid choice for property management

Kommentare: Customer service has been great and I'm optimistic that Doorloop will continue to improve their software in the near future. Although the text limitations and communication credits are annoying, I'd still choose this software over the competitors. It's simple to setup, tenants seem to enjoy the mobile app, and is reliable for collecting rent, assigning tasks, etc. We've tried 3-4 other management software options and are proud to stick with Doorloop as we grow.

Vorteile:

Customer service is incredible. Software is reliable and adequate.

Nachteile:

Text messages are limited to 140 characters through the portal. Communication credits are required for lease signing. These credits cost money in addition to the monthly payment. This seems like a silly money grab and should be included in the premium. There could be more automated features for lease signing fields.

Worth the money!

The product is very easy to use for both the tenant and the landlord. During the demo call I was expecting them to tell me at the end and I'm glad they did. I did some research prior to booking a demo but doorloop stuck out the me the most. When I heard that we could have 20 properties under one account for one price, I was sold. We have the intention of building our real estate business to over three homes this year and to find out that I could use one price for 20 properties, that was amazing. Once I actually paid for the system, I had amazing help from the staff at Door loop, Constant support, and it's just so easy to use! I will be keeping Door Loop for a very long time! After paying for this service, renting properties to tenants have been a breath of fresh air. There is so much stress that we no longer have to deal with.

Nachteile:

Honestly, as of right now there's nothing that I can say that I do not like about door Luke. They have been such a great service to me and it has helped me out a lot. We were dealing with a tenant that always paid late and since door loop has came into our business, it's been a breath of fresh air.

DoorLoop has tremendously helped our rental property business!

It is very user-friendly and flows nicely. It allows we to visualize all aspects of our business in a cohesive way and helps me to stay organized and keep track of our expenses.

Nachteile:

I wish there weren't different tiered brackets with higher associated fees. Even the basic plan is a bit much for our budget and we don't get access to phone support and additional features.
