Kommentare: Ich nutze Hospitable.com (früher SmartBnB) jetzt seit über zwei Jahren nachdem ich selbst als Gast einmal positiv überrascht wurde und der Vermieter mir von diesr Plattform erzählt hat. Sie ist insbesondere was die Kundenkommunikation angeht sehr leistungsfähig. Früher musste ich jede Gästeanfrage manuell beantworten, heute macht das Hospitable.com. Selbst die Putzkraft wird automatisch über Buchungen und Änderungen informiert. Wahrscheinlich könnte ich eines Tages einfach tot umfallen und weder meine Gäste noch die Putzkraft würden es merken ...

Vorteile:

Der Funktionsumfang dieser Software, die auch ständig weiterentwickelt wird, hat mich überzeugt. Am meisten nutze ich die automatiserten Benachrichtigungen an die Gäste, die keine Wünsche offen lassen. Meine Gäste schreiben mir überschwängliche Bewertungen bei AirBnB, vor allem über meine schnellen Rückmeldungen, die zum großen Teil automatisierte Nachrichten sind. Sehr positiv ist auch der direkte Draht über eine Chatfunktion zum Support, wo man Tag und Nacht Antworten auf seine Fragen und die notwendige Hilfestellung erhält. Ich habe auch schon mehrere Verbesserungen angeregt, die innerhalb weniger Tage und Wochen umgesetzt wurden und damit allen Nutzern zur Verfügung standen.

Nachteile:

Die Benutzeroberfläche der Software ist selbst nach dem letzten großen Release immer noch wenig ansprechend. Die Menüstruktur und die englischen Menüberschriften sind gewöhnungsbedürftig und nicht intuitiv. Andere Sprachen außer Englisch sind wohl vorgesehen aber m.W. zur Zeit noch nicht erhältlich. Die Kalenderübersicht ist ein langer Balken, der je nach Bildschirmgröße noch nicht einmal einen Monat anzeigt (bei Handys noch viel weniger). Hier muss dringend nachgebessert werden. Dennoch sind das Kleinigkeiten bei einem ansonssten hervorragenden Produkt.

Kommentare: The support team is just amazing. Bubbly happy and just can do attitude, with personal responses, not just templated garbage that other software operators just try and fob customers off. The transparency of their roadmap and features, and allowing customers to vote for a feature or change is amazing, allowing hosts to drive the features that are needed, rather than some product manager that doesnt know what actual hosts want.

Vorteile:

Ease of install, nothing complicated to do and doesnt mess with you logging into the actual AirBnb if you needed to. The automation of messages and bookings has meant I can go from 2 properties to 5 with very littler additional overhead or work. I plan to get to maybe 15-20 properties before I look to hire someone, but then still be able to enjoy my own personal time

Nachteile:

The direct booking website was lacking, however in the last couple of months it has become par with other booking sites including AirBnb; so I cant provide a negative on this anymore

Kommentare: Good enough to, maybe, one day go back to it if they improved their product with at least a full booking engine for websites.

Vorteile:

Straight-forward (especially if you're already experienced with other similar products). It took half hour to have my first property up and running! Support is good enough (at times it can be better)!

Nachteile:

Lack of booking engine integration, Lack of a proper App that you can at least see availability without rotating your phone dozens of times to get a good view of the availability calendar. In fact this was one of the reasons I decided to move on..!

Do NOT Trust Smartbnb

Kommentare: Overall, it would be okay software that I would be willing to keep if I could trust the company. If I re-open my Airbnb ever, I will probably choose a different company in the future.

Vorteile:

This software automatically sent messages to my guests before they checked in and before they left. (Check-in and Check-out emails).

Nachteile:

The worst part is once you sign up, you can't automatically cancel. When you try to cancel it sends you to a customer service representative for them to try to talk you out of cancelling. If you try to just pause your subscription they try to bargain with you to make a great review, and require a screenshot of the review before agreeing to pause the subscription. This is B.S. in my eyes and makes this a VERY SHADY company. Basically the only things this software was really good for was responding immediately to inquiries. It sometimes made conversations awkward, because when potential guests asked questions, it pretends you are really answering and ignoring their questions.

We have temporarily removed the ability to cancel in self-service so that we can advise our customers on the best move forward, either pausing or cancelling their subscription, or benefitting from a discount. Under no circumstances would the review be a requirement for a discount to be granted, or a subscription paused or cancelled. Great channel management for less than the other guys.

Vorteile:

They offer comprehensive channel management at a fair price. My short term rental business is just a small percentage of my real estate investment portfolio. Without the proper management, it can be more work than all of the others combined. With Hospitable there is a learning curve, but once you dial it in, it's pretty much hands off of your hands on team is solid!

Nachteile:

Difficult to reach customer service. We are in different time zones and everything is done though chat. I have a substantial work life and trying to get issues resolved in the amount of time I have to devote to it was problematic at first. Obvious growing pains for me and Hospitable as well. I also don't appreciate that you can pay for upgraded customer service.

Great Automation/Communication Software

Vorteile:

Everything! It does what it says for a fair price. Smartbnb saves me hours of works every single week. In summary, if you are in the STR business, stop reading reviews and go and get a free trial. You can thank me later ;)

Nachteile:

It is excellent software, and it may take you some time to set up (nothing complex or difficult, just time), but once it is up and running, you will be glad you did it.

Must Have For Busy People

Vorteile:

I don’t have all day to work on my rental property. I have a full time job, a young family, and a million other things keeping me busy. Paying for hospitable is hands down how I’ve done so well with my vacation rental - I set it and (mostly) forget it and it makes me look polished, organized, and super responsive with my guests. It saves me so much time and keeps me from making mistakes.

Nachteile:

The learning curve. You do need to invest some time understanding all the functionalities on the front end. The price is also a bit high since I only have one property. I think the price keeps many people from using it.

Vorteile:

This is an easy to navigate platform and allows you to manage all your listings in one place, double booking is much less likely which is great. The customer support is incredibly helpful and kind.

Nachteile:

Subscription fees are pricey and there are occasional technical issue that can be disruptive, but that is pretty standard.

Best Property Management Messaging System

Kommentare: Overall experience: Happy camper here! Simple set up, variety of languages, cost effective, great customer service, teams can access their areas in the system without a problem, you can manage multiple platforms, metrics, CRM and continuous improvement. It can't get any better.

Vorteile:

We have been using Smartbnb since they began. We have seen them grow and develop their software always keeping both administrator and guests in mind. In my opinion, their customer service is one of the BEST in the industry.

Nachteile:

This is a simple yet effective software and the team keeps on developing new tools all the time. Perhaps a better app for phones could be an improvement, nonetheless, what is offered at the moment works!

Outstanding Product from an Outstanding Team

[SENSITIVE CONTENT HIDDEN] started on his own with the experience of managing his own properties - he has designed a very good platform that streamlines one of the most onerous workflows for any accommodation manager (guest communications). The team has now expanded and they push features regularly and connect with multiple OTAs

Great app, exceptional customer support

Vorteile:

Smartbnb is a timesaver, peace of mind and a tool I would not want to miss for running our short term rental. Once set up it saves so much time in responding and replying to all booking and reservation requests. It is also such a peace of mind as I don't have to worry to forget to send out confirmations, follow up messages and alike. Customer support is exceptional not only for those moments where you need to figure our of how something works or is set up best but in the difficult times of COVID the team at Smartbnb has repeatedly showed that they do care for their customers! I could not recommend this software and company enough!

Nachteile:

Nothing to add here. Of course there's always something that could be added or improved but it is enough to reach out to Smartbnb and you will be heard.

Kommentare: We're avoiding mistakes that can occur when sending messages without automatization. Also it saves loads of time of our emploees with sending automatic templates, more to that, no one has to remember about sending them to each guest !

Vorteile:

It makes managing many properties very easy in terms of guest comunication. We're keeping our response rates very high. Really great feature is automatic guest review. It helps to save a lot of time and energy.

Nachteile:

I would love to see integration with other portals than airbnb. Booking.com would be great as it is another big player in a short term rental OTA's. We're missing the feature of responding to the guest reviews (automated).

Time Saved Makes it Well Worth It

Vorteile:

Allows me to stay in contact with guests proactively - before, during, and after a guest stays with us. Automating the email sequence means information is never missed going to the guests. Using short codes is nice to not have to write blocks of text repeatedly. Also, the short codes are nice when I need to update small aspects of text, I can write the sentence structure around a short code so updating something like a door code is very easy

Nachteile:

The idea of being able to recognize what the a guest is asking and respond appropriately is an amazing idea --- but we've not gotten it to work consistently enough (or barely at all) to rely on it. So questions still need be answered manually most of the time (although the saved responses do make it quicker!)

It's trully Smart and supportive

Kommentare: I have my main work as Pharmacy Technician, so Smartbnb help me doing mist of messaging making my time better. And when at home with family its gold and make magic helping me stay more focused in family time. I couldn't ask a better software.

Vorteile:

All guests appreciate our messages and most really think they are sended on time manually by me, so the reviews always mentioned the quick replies.

Nachteile:

It makes what is supposed to do, until today I'm very happy. But could add more features in the future like helping creating tips and guides ready to use when guests request help. Other features could be added but mainly now have what i most need.

Kommentare: I've been in this business for 6 years – own/manage 3 beautiful 5-star VRs in a popular mountain town in NC. My new cleaning team suggested I engage Hospitable for communicating with them. BEST THING I EVER DID! I use it for managing my cleaning team, guest communications, and door locks. Soon, I'll set it up for direct bookings and gathering contacts for marketing using MailChimp. NEXT LEVEL property management!

Vorteile:

I LOVE the automated guest communications and lock code management!!! Once set up, it saves me valuable time, eliminates errors, and smoothes the entire host/guest experience. Everyone is happier!

Nachteile:

Not sure I have a "least" to like! Hmmm... My only regret is that I didn't start using Hospitable sooner!

Best helper and leader for my area

Kommentare: I can get a best and fast answer to my guest when they just inquire. Everything that I need to send to my guest I can set automatic and timely to them with out wast my time. I can sleep well with out worries to answer messages.

Vorteile:

I thought that I could help me and save my time so I could have time to do something else without worrying.

Nachteile:

My least favorite is I don't have a list of all the numbers that I need, the software allowing me to use 10, but I can only use two of them a month. Haha
