Kommentare: We have had an overwhelmingly positive experience with Breezeway. The entire process, from signing the contract to implementing the system, was incredibly smooth and hassle-free. Within a matter of weeks, we successfully onboarded Breezeway and leveraged its capabilities to support over 300 properties.Impressed by its performance during the trial period, we confidently expanded our usage to encompass 6,000 homes and a workforce of more than 500 individuals. Throughout this scaling process, Breezeway demonstrated exceptional reliability and efficiency, ensuring that there were no delays or shortcomings on their part.Moreover, Breezeway went above and beyond our expectations by offering to translate the app into Danish, our native language. Vorteile:

When we arrived at Breezeway, it immediately became evident that they were operating at the pinnacle of their industry. Their profound understanding of the rental market meant that Breezeway effortlessly catered to all our needs, requiring minimal custom development.Breezeway provides an exceptionally refined product, encompassing both a comprehensive desktop version and seamless mobile app. Their offering exemplifies maturity, allowing us to effortlessly manage our operations across various devices.

Nachteile:

While Breezeway excels in the US market, it remains evident that their focus primarily lies within this region, as evidenced by limited support for international date and time formats. Although seemingly minor, addressing this design flaw is of significant importance.In terms of API support, Breezeway does offer the functionality to push/pull data. However, the available APIs are currently limited to select datasets. To further enhance their capabilities, it is imperative for Breezeway to develop additional APIs that enable the seamless integration of any data entered through the user interface via the API endpoints. This would provide users with a comprehensive and versatile platform for data management and streamline their operations.

Breezeway Benefits

Kommentare: It's been a very positive experience. Breezeway is very easy to contact with any questions or issues and even a simple "Is it possible to do this?" question.

Vorteile:

Integration was easy and mostly done by Breezeway. It is very accessible for other departments to look for an answer they need rather than call or send an email asking a question. It has made a huge difference for scheduling all the different areas that encompass housekeeping. It is very flexible to set it up for what an individual company needs

Nachteile:

If everyone in your company is used to computers/software there shouldn't be any issues If you have someone who is not good with or used to software it can be a challenge for them to figure out the system

Their Software is buggy and did not work. With no refund its basically theft or fraud

Kommentare: We first came into knowledge of Breezeway through a safety presentation they gave on a webcast for Arizonans for Responsible Tourism (AZRT). In contacting Breezeway for this service we were given a fairly persistent presentation on their management software and nothing about the safety component other than they would have someone get back to us. The management software presentation did have its appeal so we went along with while following up on the safety measures we were first presented with. It took many months and many follow ups before we did finally hear from someone in their safety division. He confirmed our suspicion that they were using the safety presentations as a bait-and-switch to sell their management software and because of this, he had been too busy to get in touch with us sooner.Due to the high promises and high appeal of the of the management software, we did eventually sign up and went through extensive hours putting together the information they needed to set us up. Unfortunately their software never worked and was referred to as being buggy. Breezeway continued to charge us and would not let us cancel with out penalty. Essentially they present one company function, admittedly bait-and-switch to another division for software that did not work for us, but aggressively hold to strict cancellation terms along with non-refundable monthly billings; this while we spend a great amount of time and frustration on their non-functional software.

Vorteile:

They have a good idea with their management software and present it well. The safety component was of great interest (however it is really used for a bait-and-switch so never benefited)

Nachteile:

Their software is buggy and it never worked. They refused to refund us and hold a strict cancellation policy that they fought hard to continue charging. A lot of frustration with the bugs in their software and a great amount of time and never a benefit as we were never able to use due to the bugs. Additionally it cost us a decent amount of money prior to cancelling. Again they would not refund even through we were never able to use due to the bugs.

Best Operational Software on the Market

Kommentare: Outstanding. The Breezeway team listens to feedback and takes action. They also communicate changes effectively and are ready and willing to offer assistance when/if needed.

Vorteile:

Customer Service, Ease of Use, Employee Acceptance

Nachteile:

Integration with out PMS, but that's improving.

Great product

Kommentare: I am very pleased with Breezeway and the team overall. They are always working to get better, and they want to work with us. They know how to take care of customers, and know that operationally, the better the software, the easier it is for us as clients.

Vorteile:

Breezeway has allowed us to Streamline a lot of processes, which in term has really helped us become more efficient as a company. We are able to work smarter, and the time saved has allowed us to work on other areas of concern when we didn't have the time before. The support staff is great to work with, and we are able to have very open, collaborative conversations with them and always very supportive to our concerns.

Nachteile:

At times, during our busy days, the system runs a little slow. They are aware of this, and doing what they can to improve that.

Breezeway Critical to LTA Operations

Kommentare: Since implementing Breezeway we have increased guest satisfaction exponentially when it comes to communication. Prior to Breezeway, our guests would have to make a call, go through the phone tree and wait on hold just to get the WIFI password. We now are able to send "clickable" addresses via text so the guest doesn't have to search through emails to know where they are going. It's provided more accountability for our housekeepers as they are required to photograph BBQ's and fireplaces and other items that sometimes get missed in a cleaning. Breezeway is essential to our operations.

Vorteile:

It was designed with usability in mind. Fast integration. Very short learning curve. Great support. Innovative developers come up with things before you know you need them.

Nachteile:

They are raising my expectations of other vendors in the vacation rental space.

Fluidity!!

Kommentare: My overall experience went very well. I love how it stands out from all of the other apps.

I loved how clean and easy the app is to use.

Nachteile:

I think with time this app will get better.

Can't imagine doing business without it!

Kommentare: Breezeway is so easy to use and, while extremely robust, if you only utilize one or two features you will still be getting your money's worth. Completely plug in and you'll wonder how you ever did business without it!

Vorteile:

We love that we can make schedule changes quickly and easily as the day goes on and that all issues in the field are reported immediately back to admin team to handle. Having the map feature, access instructions, property details, photos, notes, checklists, and special instructions all at the fingertips of our field operators is business-changing. Even our lease tech savvy inspector can easily use the app.

Nachteile:

The ONLY suggestion I have for a feature add on would be the ability to follow certain tasks and receive notifications for that task only.

Best VR Operations Product on the market

Vorteile:

I love how innovative Breezeway is. They are continually adding new features, asking for end user feedback and make sure the system is top notch!

Nachteile:

It's hard to find something to complain about, but if I had to choose something, it would be integrations are not true/full two-way communications. There are aspects of it that can write back to our PMS, but I wouldn't consider it complete. But again, not a huge deal.

Breezeway is a must have for property management!

Kommentare: Breezeway has been amazing to work with and with Breezeway we have been able to improve our operations and streamline many tasks. Guest communication has been a big win for us and we have seen our review ratings increase and we can track this to our use of Breezeway.

The ease of use and ever expanding features. Breezeway is an amazing tool for maintenance, housekeeping, inspections and guest communication.

Nachteile:

I like all aspects of Breezeway. This was a great choice for our company.

BBRR & Breezeway

Kommentare: We absolutely love BW! It is a vital part of our business!

Vorteile:

The texting ability with our guest has really changed things for us. Breezeway Assist has given us a more personal afterhours response. The people answering the messages or phone calls are trained in vacation rentals and know how to communicate with our guests.

Nachteile:

Everything I've reported in the past has been handled or BW is working on for a later date.

Best operational software out there for vacation rentals!

Vorteile:

I love that Breezeway has listened from the beginning in building a thoughtful and easy to use platform for operators. The software is a life saver, and we could not function without it. Easy to train on/integrate, budget friendly for the services it provides, and the team is great to work alongside with troubleshooting/feedback.

Nachteile:

Breezeway has always been excellent in incorporating changes that have property managers/owners in mind. At this time, I have no direct con feedback.

Breezeway is a MUST if you are in the Vacation Rental business and want to succeed!!

Kommentare: Simplified many areas (housekeeing and maintenance) a great deal. Also, you MUST take their safety course. 4 employees did and they learned a ton!! Great job Justin Ford for putting this together!!

Breezeway is a must-have product in our indutry. It simplifies so many departments and the support staff at Breezeway is awesome!!

Nothing. it's all great!! Working with jeremy, Justin and oryn has been awesome and i would receommend this product to everyone!

Reese way is great

Ease of use and support team. The onboarding process was smooth and we have become more efficient in our business.

Still a growing company. They have come out with new features and still waiting for a couple kinks to be worked out.

Best Add-On Product for any Vacation Rental Company

Vorteile:

Breezeway is a great software to both manage service orders and housekeeping tasks on a daily basis, it also helps us manage recurring tasks that occur daily, weekly, monthly, or any other time frame you need to have set up!

Nachteile:

Thus far anything that we have thought of to add to this program, Breezeway has seemed to read our minds and added our thoughts before we could even ask for them!

Leading Tool for Vacation Rental Operations

Kommentare: It's amazing! I have been working with the Breezeway team now for several years, and I can only say they are always ready to help; they listen carefully to our needs and so far have developed an amazing tool to make successful the BOH.

Vorteile:

Schedule rules, text message tool, dashboard.

Nachteile:

Integrations with a lost and found and after-hours service will be a great addition.

Great and Efficient

Kommentare: Overall it has been a great. I have used other systems like V12 and Track and it has seemed to be much more functional.

Vorteile:

Kaitlin is super easy to work with and answer questions. I love the app management side of it.

Nachteile:

some of the quirks in how tasks don't combine together if it is for the same property.

Great product and great support staff!

Kommentare: Breezeway has been such a useful tool in our business, in so many different ways. I can't imagine operating without it.

Vorteile:

I really appreciate how responsive and open to new ideas the Breezeway team is. We use the product every minute of every day to assist our staff with inspections, maintenance order management, guest communications, task scheduling, etc. I highly recommend this product.

Nachteile:

Not a con, but it would be great if we could get an "end of day" report for all tasks that were completed throughout a day, by whom and the time stamps. This would help management to understand productivity a bit better. [SENSITIVE CONTENT] and I discussed this a while back, so it would be great if this request would eventually come to fruition.

About Using Breezeway

Kommentare: Breezeway now manages the majority of all maintenance scheduling, including cleaning for our property management company. Our vendors that have used the program in tandem enjoy the ease of scheduling.

Vorteile:

This software package has a clean and modern design which make it easy for anyone to use. The app is almost completely self-explanatory. We can invite our vendors to use the program with us at no additional cost.

Nachteile:

The entire team must be on board! The set-up process can be tedious, but thoughtful decisions early on will make future use and set up much easier.

Breezeway is a major part of our success

Kommentare: Our overall experience has been very positive. The cleaners were a bit overwhelmed at first but they got over that. Our use of BW has led to a much higher guest satisfaction and also owners are happier too. I am the owner liaison and when I contact an owner about an issue at their cabin, it is so much easier to have all the information at my fingertips.

Vorteile:

We find it very helpful that info regarding each of our properties is kept organised. Before Breezeway, it was always a challenge to keep up with issues/tasks but now Breezeway helps us keep things moving forward to full completion. I feel more comfortable that our properties will be perfect for our guests.

Nachteile:

I would like to be able to view more abbreviated reports. I'd also like our reservation numbers for cleaning tasks to feed through.

Managing Employees

Kommentare: What has mostly kept me with Breezeway is the customer support. I have had some challenges settling in but the customer support has been great and kept me moving forward.

Vorteile:

There are lots of things I like about your software. I was only going to try you guys out (along with some of your competitors) but a few months later, I'm still with you. I think although I think there are areas I would like to see improved, you guys have a nice system to keep my cleaning, inspections and maintenance organized.

Nachteile:

It takes time to setup but I'm not sure how you could change that component of it. Other areas include: It is slow to update. For example, when we assign a job to someone, it takes a minute to show up on their app. Another is that I need to be able to load a more detail into employees schedule, i.e. when one of them is on vacation or has an appointment. It would be nice to have your system remind me when someone is not available for a job.

Great for keeping things in order

Kommentare: I love that I can see a task from start to finish and able to add additional tasks with ease.

Vorteile:

I love that all of my scheduled tasks are right in the palm of my hands and that I can be sure that everyone else that I am working with has it in the palm of their hands as well

Nachteile:

There are some functions that do not work as smoothly as I would like

User Friendly

Vorteile:

Great platform to manage property inspection. You are able to customize inspection to each property. Very Easy to use.

Nachteile:

kills phone battery life very quickly when in use. Very limited function on the app. Sync takes too long to complete a task.

Breezeway......easyway

Kommentare: You can't go wrong using this software and our team has all been able to use from day one!

Vorteile:

Love the software and the ease of use! Everyone was able to use right away with no issues.

Nachteile:

I would love to see a payroll function like other software offers.
