Vorteile:

Rentec is very user-friendly. It's functionality is laid out well and it offers modern integrations such as online rent collection, pay owner by ACH, and electronic signatures for lease agreements.

Nachteile:

If you make an error in the accounting it's a little hard to repair. I would like an option to edit or either delete a transaction or be able to make a note and remove from the accounting error.

Amazing Solution!

Kommentare: Overall Rentec increases the profitability of my company immensely. It allows me to automate and streamline many activities that both save time and improve accuracy. Their support team is very responsive and always happy to help walk me through any questions I may have on an entry I've made.

Vorteile:

Rentec is very user-friendly. It's functionality is laid out well and it offers modern integrations such as online rent collection, pay owner by ACH, and electronic signatures for lease agreements. I also am impressed with their customer service. They are always very prompt and helpful.

Nachteile:

I wish they offered a mobile app for property managers.

It's All About The Customer Service! HANDS DOWN Above and Beyond The Rest!

The platform does everything I need it to in order to run my professional property management company efficiently.... so would many others out there..... but it's really the customer service that is where all my affections for Rentec Direct lie. ALWAYS AND EVERY SINGLE TIME.. no matter how big or small my issue may be... even if it is for just suggestions for future improvements or tiny quirks I think could be fixed... THEY TAKE EVERY ONE OF THEM SERIOUSLY! I always get a response back in a VERY respectable timeframe.... They take the time to COMPLETELY understand my problem.... and they work at my issues until they are SOLIDLY resolved.... I HIGHLY value any company that takes the time to invest in their customers with quality, responsive, caring, and personable customer service. Rentec Direct is all that and more and this means the world to me. THANK YOU RENTECT DIRECT FOR ALWAYS MAKING ME FEEL IMPORTANT AND THAT I MATTER EVEN IF I'M NOT THE BIGGEST FISH IN THE PUDDLE!!!!! I switched from Cozy... Cozy was only for small individual landlords. I needed a platform that catered to professional property management with more features. Rentec Direct was the only GOOD PROFESSIONAL option that didn't tell me I needed a WHALE of a portfolio in order to be blessed with holy entry into their ranks. The rest wouldn't give me the time of day once I told them the size of my portfolio. Rentec made me feel like I was important even just starting out with only a handful of clients and units under my wing. After getting the same story from other platforms before coming across Rentec, the very first question I asked a live rep I spoke to was "Do you have a minimum portfolio size requirement?" and they happily said "Not at all!" This meant a lot to me! and I have been grateful ever since. Rentec Direct has my loyalty as long as they don't ever change their practices from the way they are now!

Nachteile:

I honestly can't think of anything. Sure... there's a quirk here or there.... BUT GUESS WHAT?!... They take suggestions for future implementation AND ACTUALLY DO THEM when they are able!.... So my quirks eventually end up going away at some point! I've actually had some of my very suggestions implemented on future updates! When they say they passed your idea on to the developers, THEY DO!!!... not just "toss it in the bin" after the conversation ends.

Kommentare: Honestly, I would switch to another company if I could, but I have too much data in, and am too busy to go through a transfer now, and all of the hassles that would entail. I think Rentec may be a good option if you have only a few units, and very simple accounting, and are looking for a budget product, or have some familiarity with accounting and property management software, so you really don't need the support.

Vorteile:

So it is very affordable, and some of the software is pretty simple to set up. They are continuing to add support articles and more functionality.

Nachteile:

Functionality, especially in the accounting area is limited. No ability to select "classes". You have to find work arounds for things that you shouldn't have to. The support team is of little support. I have email chains with OVER 15 EMAILS AND THE QUESTION STILL HAS NOT BEEN ANSWERED. It is difficult to reach anyone when you call most times, so you are relegated to chat/email, and often my main question or issue is NEVER actually answered. I still have issues from my first month, and I am now in month six, that are unanswered. Many of the things I have learned, were from hours of trial and error. If they are not going to have a free support option that is actually helpful, then they at least need to offer a paid option. There is also a big gap in the merchant processing area. Their processor, Forte, often sends you back to Rentec, and Rentec sends you back to Forte, and the pricing of the merchant options is not clear or transparent until you get your bill.

Vorteile:

Easy to use, excellent and responsive customer service, no issues in the 3 years I have been using it.

Nachteile:

Nothing major.... They are always improving the QOL tidbits and adding new features..... I just make suggestions on improvements wherever I feel something could be improved or implemented.... They do listen to them and I've noticed implementations of things I have wished to see.

Come for the website capabilities, stay for the value

Vorteile:

I switched to this software from another, $10/month cheaper software. Rentec's software is really easy to use. You don't need accounting or business knowledge to operate this software. It is really easy to use. I switched to Rentec so I could have my listings automatically populate on my website (tired of manually entering them on website by Wix). Tenants can also apply electronically from website, and log in to view their tenant or owners portal. The features for the tenants are quite nice, and make my company look professional and modern. The accounting features are great, and paying property owners is a breeze. I had little accounting knowledge when I migrated to this property, and everything makes sense. The auto syndication features are amazing, straight to Zillow and its affiliates overnight.

Nachteile:

I have to be honest, I'm complaining about a free feature, but my least favorite part of the software is the website in which I migrated to Rentec for. If I try to edit my website and add items that are not on the template, my website has major HTML coding issues and will not publish properly. The visual appearance of my website thru Rentec is subpar considering what I had before. That said, I could not get the functionality I needed from my old website, and I will sacrifice appearance for functionality. I actually learned HTML coding so I could add a contact us field on my website, but I couldn't save the website with HTML coding. Another item I dislike, although it's more a feature I don't use as opposed to an issue with Rentec, is there are so many redundancies when it comes to the tenant. I plug in their email and name, and that should be all for my purposes. But I have to manually go in and authorize them to receive emails from me. And then authorize them access to the tenants portal. And authorize them to make partial payments, and so on.

Clearly software made for and by users!

Kommentare: Amazing. Simply amazing. Their customer support is the best. Took me 20min on the phone and I knew this was it. I’ve used many of the other “big names” in PM software. Good luck getting support from them. I have my guy who I schedule sessions with as needed, but their online chat people are just as good. Never have I heard “I don’t know how to do that, let me find out for you.” With other softwares that was the answer to every other question.

Vorteile:

The software is very intuitive and has many features I wasn’t even looking for in software but couldn’t imagine living without now. I’m looming at you Mr “text from the system” feature! As far as the things I actually knew I needed, it had all of that at a price that was great. In fact, I run a property management company as well as my own rentals that must remain separate. I have two subscriptions to Rentec now, one for each!

Nachteile:

while the website has a great mobile friendly option, it would be easier for my team and I if you had an app. The portal and owner apps are great, just get us a good managers app to complete the trifecta.

An outstanding management tool!

Kommentare: I was on RentPost previously. From that experience, I learned the hard way that while a website may make boasts of great software, if there is no Customer Support or strong Development group behind it, the user experience can be time-consuming and difficult. Converting to Rentec Direct allowed me to free up a lot of time that I formerly spent trying to fix issues caused by the software. I am so pleased with the quality of Rentec's Customer Support and Development teams.

Vorteile:

1. Customer Support is excellent. There is great help on the Chat window and when that isn't available, phone support is great. 2. Easy to use. Once I got familiar with the system, it became a slam-dunk to manage monthly rent collection and on-time lease renewals. Training was great so I got up to speed quickly. 3. Tenants like it. Ease of use applies to tenants also. Rent reminders and late notices are clear and tenants have no problem working with the system. Rentec takes that burden off my desk. And tenants love the ACH and credit card options. 4. Software works as advertised. The Development team has built a solid product.

Nachteile:

It would be nice to have a reporting tool that allowed me to create my own reports. Owner reporting is not very elegant as it is today.

Primarily Use for Advertising Non-MLS Properties

Kommentare: Even though we jumped to Buildium for most of our Property Management activities, we stayed with Rentec for the marketing aspects as their system is probably the most flexible out there for that. It would be better if we had 1 system doing everything but we are picky and want the best best of both worlds are willing to pay for it.

Vorteile:

We use the property setup screens, the rental website portal, and syndication. We love that we can list a rental property and either syndicate it to listing services or just advertise it without syndicating it. This has helped us greatly in our marketing, especially for properties that we will only lease and not manage.

Nachteile:

Rentec has accounting built-in but we were never able to make a go of it as it didn't have all of the functionality that we needed so we stayed with Quickbooks Premium for years until deciding to jump to Buildium for accounting and leasing.

Could use some updating

Vorteile:

It has all the functions you need and more, it just lacked in some areas.

Nachteile:

It felt like they didn’t want to upgrade to the new era, it wasn’t any app features, the colors weren’t bright like other sites.

Simple, Organized Layout

Kommentare: This site has been great for all of my needs, from keeping track of tenants, landlords, properties, and maintenance. Sometimes running reports is a little labor-intensive, as you can't print out monthly reports, etc. that we use for all properties at once, so it takes time to select each property and run reports individually. Overall though, this is user-friendly and great for our needs.

Vorteile:

Easy to use, organized and simple design

Nachteile:

Running some reports can be laborious since you can't run some categories for all properties at one time, as we need to do each month.

Rep has been a great help

I have call several times trying to set up a Merchant account and each time I talked to her, she has patiently walked me through it, even when I have been annoyingly slow to understand.

Vorteile:

Great customer service and easy to use. Plus many services at a cost effective price. Very good reports

Nachteile:

Not easy to call. Have to wait for call back, not always convenient. I would also like more freedom to be able to custmize reports

I like that navigation is by way of drop down windows. This easy for me since it is like other software I use.

Nachteile:

When linking the inspection app, z inspector, I found out that they are going to charge me monthly fees. I wish this function was part of your system.

I love this software

A much welcomed relief!

Kommentare: This is a fabulous program. It has simplified our property management bookkeeping and reporting soo much and saved us so much time. Now, I only wish you had a General Real Estate Back Office product that would pull data from our MLS and push it up to our franchise! We are in need of a new product. Using Broker Wolf right now and it is horrible! The reports are miserable!

Vorteile:

Simplicity, detailed, client friendly reports and the best customer support I have ever received from any provider.

Nachteile:

Reserve accounts. These were quite difficult for us to get set up at first. We are in good shape now thanks to the customer rep who patiently worked us through the setup. I would like to see, however, a part of the program for reserves that would be automatic so that my staff would not have to make modifications to the reserve amount monthly. For example, I may need $ a year in a reserve account for landlord but I do not take that money up front, I take a little each month. As I understand, it the system is set up to keep that amount from the landlord and I would not be able to pay anything until that is met so my staff puts an amount into the reserve that we take out monthly and then must adjust that amount every month. I would like it to be an automatic adjustment so that there is a total goal but the system knows to take only a little each month.

Rentec Direct

Vorteile:

Rentec Direct is incredibly affordable compared to other property management software out there. They are very responsive when I need help with something. They are easy to work with and I've been working with Kathryn on an issue I'm having with accounting and she has spent extra time with me that she shouldn't have to. She is great and Rentec is lucky to have her.

Nachteile:

The accounting is at times cumbersome to wade through the reports and find what I'm actually looking for.

Kommentare: We have been using Rentec Direct's software for over 2 years now. We are very happy with the program, specifically how easy it is to use. We find Rentec to be very user-friendly. However, when I do encounter a problem, I either email or call their support desk, they are on top of their game, especially Kathryn, I haven't come across a problem that she cannot solve!!

Vorteile:

I would have to say I like that support has remote access to my system. It makes it so easy to explain an issue that I am having. Although they will not do it themselves, they have me solve the issue so that I can "learn" how do take care of it next time.

Nachteile:

There are a few things that I would change in Rentec and have submitted my requests. It does take a while for them to be implemented, however, I'm sure they get many suggestions daily.

Kommentare: My experience has been super positive. Our management was on the money when they told us that this software would be the easiest thing to use.

Vorteile:

I like the ease of use of the software. The set up was smooth. Very detailed instructions for each feature of the software and website. Cant beat it for the price. Not a lot of setup fees and all that stuff. The customer service is outstanding, very responsive.

Nachteile:

The setup of automated emails and their template. I am sure its me but that's the only con I found. No round the clock customer service access.

Great experience for a new property management company

Vorteile:

Customer support is awesome! Hours that the customer service folks are available and their knowledge makes learning the ins and outs easy.

Nachteile:

Look of the platform is a bit dated, and not as easy to use on mobile device. The accounting portion with tenant deposits was a challenge when trying to edit after a bank fee and tenant error

Rentec is perfect for owners / managers of properties.

Clean, easy to use product. Very good tech support. Keeps improving. Priced reasonably. Good features like ACH, screening reports. Automatic posting to rental sites like zillow, hotpads etc.

Nachteile:

Managing marketing info for the unit rental is not very straight forward. Cant easily replicate info from one unit to another. Loading pictures and arranging them could get better.

The Program and Support

Kommentare: I cannot begin to tell you how much we like this program. I have never worked in Property Management before this job and therefore, never used this type of program. Rentec is very easy to use and understand. The support that they offer is top notch. I tell people that I have my own personal support person, Kathryn!! She is the BEST, she knows the program inside and out and even when I call with a crazy questions that is out of the norm, she finds a solution. They are constantly improving and adding new updates. They ask for your input and listen and make changes or additions. Not only WOULD I recommend Rentec to others, we already have!

Vorteile:

The Support is the BEST, always available and very personable and helpful!!! The monthly fee is worth every penny.

Nachteile:

I really don't have any complaints.

Property Management for ~100 units

Kommentare: I'd definitely recommend Rentec for any medium sized property management needs. It's a little pricier than some options out there but the functionality has been great.

Vorteile:

Rentec has really simplified the lease management and payment system for our tenants which has been a huge time-saver.

Nachteile:

It was a little challenging to set up for both our secretary and tenants. But once we got through a few weeks of questions and issues we haven't had many issues.

Greta product for Landlords and Property Managers

Nachteile:

Can't think of anything that I don't like about Rentec. I work with about 10 properties on average, so I can't comment on how well it handles the needs of a large scale property manager working with 100 properties
